Short Sales

There Are Problems with Many Short Sales

There is a lot of interest in short sales but, they can be problematic and many buyers have been very disappointed by their efforts to purchase a short sale. Many home listings that are labeled "short sale" are not lender approved short sales. In this case the seller has yet to apply for an approval from the lender. At the same time, there are approved short sales that are being mis-handled by the listing agent or are delayed for months by the lender. So, before we will make an appointment to show a short sale we interview the listing agent in order to qualify the short sale.

The Tax Credit
 

First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

24 Degrees in St Augustine Florida!!

Is That Ice??

Oh dear, the bird bath is frozen. My garden pond is frozen. My flower garden is full of tents with Garden tentsheat lamps glowing. This is not what I moved to Florida for. Where is the Global warming? I have my oven door open and going full blast. My cat doesn't understand why the living room is full of plants.

The past ten days Florida has been visited by the COLD MONSTER of THE NORTH! After all these years of phone calls to friends up north carefully being mum about how we are warm and they are cold the tables have been turned.

i have customer here from New York. There weather has follwed them down. They didn't bring warm clothes. The rooms in the motels don't have heat!

Hot chocolate anyone? Better yet, a hot toddy! Hang in there Floridians, the sun returns on Thursday.
