St Augustine Bridge of Lions Opens

The St Augustine Bridge of Lions

St Augustine Bridge of Lions

This is a computer produced image of the new bridge. The final road work and landscaping is being completed now. First opened in 1927 the original bridge cost one million dollars. The new 82 million dollar bridge is a replica of the original. This includes duplicating the original lights. Here is a photo of the original.

Old Bridge of Lions

In order to facilitate the construction a temporary bridge was built alongside the old bridge. This bridge is now being dis-assembled and will be utilized on another project up north. It will be several months until everything is completed.

Government by the People, with Social Media its Becoming a Reality

The Internet and Social Media will Allow the People To Govern

The Internet is facilitating the ability of "We The People" to control our government. Via social media people from all across the country are able to make their wishes known. The Obama campaign made use of the Internet to capture votes and was an important contributor to President Obama's election. Now we are starting to use this media to bring about changes in our government.

Tea and coffee parties are the start. We can reach out as individuals and build groups. Groups will become crowds and crowds will become powerful forces to create change in Washington DC.

Do you know that if you serve one term in Congress you are paid your congressional salary for the rest of your life? Did you know that our Congressmen and Senators have the best health insurance plan available paid for by our taxes?

Obama ran on a platform of change. But, I don't think he thought it would be the change that is about to happen. It is time for us to use our votes to tell OUR government what we want.

Florida's Frozen Oranges and Cold Manatees

A Cold Winter in Florida

Frozen oranges

The sunshine state is experiencing the coldest winter in may years. Growers are struggling to save the citrus crop as record cold has visited the state. I myself have been using bed sheet tents and heat lamps to protect the plants in my flower garden.

We have lost hundreds of Manatees as they are warm water mammals. They are often found near theManatees warm water outlets from power stations but this winter they are really struggling to survive. The friendly Manatees are often browsing in the creeks and canals off the Intracoastal. They are gentle creatures that will come right up to humans. I have had Manatees come up alongside my boat and drink the fresh water draining off the decks when I was washing the boat.

Here in St Augustine we have had a record low of 24 degrees. I have friends in Georgia and South Carolina who are digging out from under snow today.

I certainly expect to see a busy tourist vacation season this Spring as Northerners seek to escape the winter weather in the Northeast. In another four weeks the temperatures will be in the 70's and 80's. We are certainly looking forward to it.

Listing Pages That SELL

Listing Pages That Sell Homes

I am constantly amazed by listing agents who put up minimal photos on a listing.listing photos All the text description in the world will not accomplish what a nice photo presentation will.

Getting the Listing
Even when sitting with the seller in the listing presentation showing examples of listing pages it is the photos that will get you the listing. We have had sellers say "Wow is that my house?" when they first see their listing on line. Photos are the way to market a home.

Doing the Photos
If necessary bring in some plants and other interesting accessories to "stage" the home for the photos. It is possible to make a sows ear out of silk. Put the toilet seats down and clear the kitchen counters. It is sometimes better to take exterior photos just before twilight

Create a Web Page
Our MLS limits us to 12 photos and that just doesn't do the job. So, we create a web page and link to it from the listing. Look at this page Listing 118815 A page done like this sells a home.

A Stand Out Listing
Our listings are competing with others and by making ours better presentations of a home we get more inquiries.

A Picture Is Worth A Thousand Words
by Michael A. Russer, AKA Mr. Internet
Due to the marketing power of the Internet and the fact that 87% of buyers use this as their source for finding a home, it becomes clear that having eye catching photographs is vital! Recent studies show that listings with 20+ photos have over 15 times more views and nearly 10 times more leads as listings with a single photo. The average number of days on the market also has a direct correlation to the number of photos posted.

Short Sales

There Are Problems with Many Short Sales

There is a lot of interest in short sales but, they can be problematic and many buyers have been very disappointed by their efforts to purchase a short sale. Many home listings that are labeled "short sale" are not lender approved short sales. In this case the seller has yet to apply for an approval from the lender. At the same time, there are approved short sales that are being mis-handled by the listing agent or are delayed for months by the lender. So, before we will make an appointment to show a short sale we interview the listing agent in order to qualify the short sale.

The Tax Credit

First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.
